Chaparral Pines is more than just a beautiful, gated community—it is a place where residents can truly feel safe and secure. This assurance comes from the presence of dedicated security guards who are on duty around the clock, every day of the week.

To enhance the quality of life for everyone, Chaparral Pines offers a variety of programs aimed at safeguarding residents and their neighbors. Among these programs are “Special Watch” for added peace of mind, “Grab A Can” to assist with community operations, and “Pet Registration” to help ensure all pets are safe and accounted for. Additionally, security “Rovers” continuously patrol within the gates, working to maintain the safe and welcoming atmosphere.

  • Special Watch

    Sometimes circumstances require a bit more security. If you need our Security Team to watch your home while your away, you can ask for a Special Watch.

    All Special Watch requests are billed at $1 per day, to be assessed to your account upon completion of the Special Watch, or monthly if the Special Watch extends beyond 30 days.

    Special Watch requests are limited to one (1) watch per 24-hour period, are scheduled at the convenience of the Association, and consists of a walk around the owner’s residence to observe any unusual or abnormal conditions. If such conditions are observed, the owners will be contacted for further instructions. The Association assumes no other liability or responsibility. Costs associated with this Special Watch request shall constitute a” specific assessment” as defined in the governing documents for Chaparral Pines.

    The Owner hereby agrees to the above conditions and gives Chaparral Pines Community Association, Inc., permission to enter upon the Owner’s Lot for the specific purpose of conducting the Special Watch.

  • "Grab the Can" Program

    With more and more owners residing in Chaparral Pines, the number of garbage cans that are left at the curb has increased. Due to this increase, the Board of Directors would like to remind all residents of the Garbage Can Collection Enforcement Policy, which states:

    Garbage Cans and Recycle Bins: When it is not pickup day these items must be kept behind a screened area or in the garage. They must not be visible from common areas, the golf course, or neighboring units. For each container left out more than 48 hours prior to pick-up day or past pick-up day the homeowner will be issued a written warning for the first offense and then fined $25.00 per occurrence for each violation thereafter. To assist resident Owners, the Security team can be hired for a nominal fee to either bring the can down, return the can to the proper area, or both.

    This led to the “Grab the Can” Program which is being offered to all residents in Chaparral Pines. For $8/month Chaparral Pines Security officers will pull the can down to the curb for dumping, or pull the can back up to the predetermined screen area or garage after dumping, or both ($16). You can save money by signing up for 6 months in advance for only $40 ($80 for both services).

  • Pet Registration

    It is the policy of the Town of Payson and of Chaparral Pines Community Association that all animals be licensed and vaccinated. In effort to comply with state ordinances and to protect our animals, we have committed to achieving registration of all our residents' pets.

    To protect and identify those pets in Chaparral Pines, the Association will be providing identification tags (free of charge) for all registered pets of our community. The registration will be valid for two years and renewable with Town of Payson license information. The tag will identify your pet as a Chaparral Pines Pet (CPP) with their own registration number, and you will be contacted in the event that your pet is found. If you leave town, please ensure you provide your pet sitters phone number.

  • Evacuation Emergency

    With recent wildfires in Arizona, and with the continued potential of dangerous fire seasons in our area, the Chaparral Pines Board of Directors felt it was necessary to have an Evacuation Plan available to homeowners. Please keep in mind, in the event emergency evacuations become necessary, local and state emergency crews will be in charge of all evacuations, regardless of what evacuation plans we have in place.
